  • Commonly referred to as Conventional loans, these loans have great features and benefits for higher credit score borrowers, including the ability to put as little as 3% down, potentially avoid monthly Private Mortgage Insurance, and waive escrows to pay your own taxes and insurance annually.
  • FHA loans allow for more flexible qualification guidelines than Conventional loans, allowing for lower credit scores and higher qualifying ratios. Veteran's Administration loans allow qualifying Veterans to finance up to 100% of the purchase price of their home and avoid paying any monthly Mortgage Insurance.
  • For qualifying properties, USDA Rural Development Loans allow borrowers to finance up to 100% of the purchase price of a home. The property must be located in a qualifying area and income restrictions apply, so please contact your CLM Loan Officer for more information.
  • Blended Loans are Conventional Loans that allow borrowers to take out a 1st and 2nd mortgage on the same property, allowing borrowers to put as little as 5% down while still avoiding Private Mortgage Insurance and allowing the option to waive escrows.
